Policies and Regulations

  • Rent

    Rent is due on the FIRST of every month.  There is a 5-day grace period to assist with mistakes or unexpected circumstances.  However, if your rent is not RECEIVED on or before 5:00 p.m. on the 5th day of every month there will be a late fee billed to next month’s rent.


  • Lockout and Keys

    1) Please be aware that there is a $50 charge to have a J Ryan Holdings employee let ANY tenant into a unit they have locked themselves out of.  Tenants will be billed at the end of the calendar month in which the services was provided.

    2) Requests to have someone let them into a suite should be done via the posted QR Code in the building OR via email at maintenance@jryanholdings.com.  This is done to ensure that multiple people are notified of the issue and so that an appropriate work order is entered into the queue right away. 

    3) We are currently in the process of implementing a more uniform key system for all three buildings.  If there is a key change being made to a particular suite, the tenant will be notified in advance and provided with new keys for that suite.

  • Pets

    1) Cats and small dogs are welcome in apartments with a fee of $40/month per pet.

    2) Fees can be paid monthly with rent or it can be paid up front upon receiving the lease.

  • Laundry Etiquette

    As renters responsible for your own laundry, everyone must contribute to maintaining a clean and courteous environment in our shared laundry facility. With this in mind, we kindly request that you observe the following laundry guidelines: 

     

    1.    Promptly Remove Your Laundry: Once your laundry cycle is complete, please promptly remove your clothes from the washing machines and dryers. This allows others to use the machines without unnecessary delays and will help avoid misplaced laundry and/or theft.

    2.    Clean Up After YourselfAlways clean the lint filter in the dryers before and after use to prevent fires and ensure efficient drying. Dispose of lint properly, and if you notice a spill or mess, please clean it up. 

    3.    Do Not Overload Machines: Overloading washers and dryers can lead to machine malfunctions and longer wait times for others. Follow recommended load limits. 

    4.    Report Malfunctions: If you encounter any issues with the laundry machines, such as a malfunction or damage, please report it immediately on MaintainX via the QR code posted (it DMs all building staff).

    5.    Respect Schedules: Be mindful of your fellow renters’ schedules when using the laundry room and try to avoid peak times when possible. 

    6.    Use a Timer: Set a timer to remind you to remove your laundry at the end of the cycle, avoiding laundry left overnight or for several days.

    7.    Be Environmentally Conscious: Use the appropriate settings for your laundry to conserve water and energy. Consider using cold water for washing, when appropriate. 

     

    By following these guidelines, we can all contribute to a more pleasant and respectful environment at SalonZ and the Suites at 6025.  Please always remember that we are a community, and our actions affect our fellow renters.

  • Maintenance

    ALL maintenance requests should be done via the posted QR Code in the building, via email at maintenance@jryanholdings.com, OR via the form on this website. Please include your name, phone number, location, description of what needs to be fixed, and photos if applicable.

    As with all maintenance requests, phone messages are not always processed immediately and could result in up to a 24 hour response time. 

  • Emergency Contact

    In the event of a building emergency (water, mechanical failures, etc) tenants should call Kevin at 608.212.4034 or Jason at 608.235.7160.
